Changes due to COVID and other Pandemics
In the event that arrival into Barbados is not permitted due to Barbados government restrictions or travel from your home country is not permitted due to Covid-19 restrictions your booking will be cancelled and a full refund is given. Guests are reminded that it is possible that quarantine restrictions may be in place in Barbados and there may be covid testing requirements. All Barbados requirements must be adhered to and will be at the expense of the guests and will not constitute a valid cancellation.

We only accept bookings where the lead guest is aged 25 or older. The lead guest will be responsible for all payments due and for the consequences of any person who will use the property during your holiday.
The property will sleep a maximum of 8 guests plus two infants. prices quoted are for upto 6 guests. Additional charges are for 7-8 guests are shown at checkout
Once we have confirmed your booking and you have completed the booking form and paid the deposit then an agreement exists between us on these terms and conditions. If the holiday is due to start within 6 weeks of the date of booking the total of the holiday rental fee is payable at the time of booking. No subsequent changes may be made to any part of the Booking Form without our express written approval.
Payment
Payment can be made by bank transfer directly to our account, or if you wish to pay by credit or debit card, we will send you a link to make a secure payment through the "Worldpay" system.
Deposit & Balance
A deposit of 25% is payable at the time of booking. The balance of the holiday rental fee less any Deposit will become due 6 weeks before the start of the holiday. We will send you a reminder by email a few days before it becomes due. If the balance is not received on time we reserve the right to cancel your booking and retain the Deposit.
Tourist Tax
Please note Barbados impose a 10% tourist tax on all villa bookings. We are required to collect this on behalf of Barbados revenue. This is INCLUDED in the price shown
Cancellation
You may cancel your booking at any time provided you do so in writing to us. Once the deposit has been paid and the booking confirmed the deposit will be forfeited in its entirety. If the booking is cancelled within six weeks of your intended booking start date, you will remain liable for the full balance of the holiday rental fee. We do not operate any scheme of cancellation or travel insurance and you should obtain your own insurance cover for the holiday.
We reserve the right to cancel the booking at any time in the event of circumstances beyond the reasonable control of us or if in the reasonable opinion of us it is necessary to undertake essential works at the Property. In these unlikely circumstances, we will refund in full all money received by us for the booking. We will not otherwise be liable for any loss incurred by you as a result of the cancellation.
Change of Booking
We will endeavour to assist you in a transfer of a booking to an alternative date at your request and an administrative charge of £100 will be made. If the change of date is to a period with a higher published tariff you will also need to pay any increase in rent for the alternative date. However, no refund will be given if the change is to a week with a lower tariff. Changes cannot be accepted within six weeks of the start date of the holiday. If a change results in a reduction in the length of the holiday it will be regarded as a cancellation and no refund will be given.
Occupation of the Property
You must not use the property for any purpose other than that of a holiday. The number of people staying in the property must not exceed the maximum number stated in the booking form and the use of tents or sleeping in motor vehicles adjacent to the property is not permitted. You must not use the property for any activity or in such a way as to cause nuisance or annoyance to us or our neighbours. You and your guests must comply with any reasonable regulations relating to the property, or the site within which the property is situated, which will be communicated to you on your arrival at the property.
No children aged under 18 are to be left in the property on their own at any time.
Pets
We do not allow any pets to stay on the property.
Your Obligations
You agree to keep the Property and its contents in the same condition and repair as on your arrival at the Property and to pay to us upon written demand any costs incurred in making good any loss or damage to the Property or its contents caused by your action or omission or that of any guest accompanying you.
A £200 security deposit is to be paid along with the final balance payment. Subject to final satisfactory inspection of the property at the end of your booking, your security deposit less any damages or breakages will be returned to you within 7 days.
You must allow anyone authorised by us to enter the Property during the holiday. We will endeavour to give you reasonable notice of such a visit except in an emergency when immediate access must be allowed.
You must ensure that the Property is left in a clean and tidy condition on your departure at the end of your holiday. We may make a charge for any additional cleaning if this is considered necessary.
Bed linen and towels will be provided. Beach towels are also provided. Guests are required to observe the refuse collection day and ensure that all rubbish is placed out for collection
Our Right to Refuse/Terminate
We reserve the right to refuse any booking.
We reserve the right to terminate this Agreement and ask you and your guests to leave immediately if this is deemed necessary by us as a result of your behaviour or that of your guests or any other material breach by you of the terms of this Agreement.
Arrival and Departure
We are flexible and open to helping you find an arrival and departure time that best suits you.
Description and facilities
We will endeavour to inform you at the time of booking of any changes to the description of the Property or of any events which may be taking place at its site near the Property during your holiday. We do not accept any liability for any works or activity of any sort occurring on its premises adjoining or neighbouring the Property.
Wi-Fi and Broadband are supplied, the guests agree to comply with current legislation pertaining to the use of electronics and the internet. we accept no liability to the tenant’s data or inappropriate or illegal use.
Whilst every effort will be made to maintain a reliable internet connection, this is supplied as a complimentary service and no refund will be made for unavailability of service.
Tenancy
Our agreement is for the purposes of a holiday rental only and does not create the relationship of Landlord and Tenant between you and Robert Winkworth. You will not be entitled to a tenancy or to any other form of statutory security of tenure as a result of this Agreement.
Complaint
If you have any cause for complaint during your holiday at the Property please notify us, we will make all reasonable efforts to assist and resolve the issue. We will not normally make any refund or recompense in respect of a complaint made after departure if the complaint was not made known during the holiday rental period
Guest’s Property
We will not be responsible for loss or damage to any of your belongings or for any injuries sustained by you or any of your guests unless caused by the negligence or default of us.
Data Protection
All personal data provided to us will be held and processed in accordance with the requirements of the 1998 Data Protection Act. We will keep your personal data safe and secure. We will not share it with other organisations without your knowledge and consent unless required by law to do so.
